Each portion at its own metric: the residential units per-unit, the commercial square footage per-sq-ft — with a not-to-exceed cap so a blended asset never prices worse than the sum of its parts.
The fund/investment layer (LP portal, capital calls, distributions, waterfall, K-1 vault) is fund-administration software — its value scales with assets and investors, not units. So Institutional is per-unit for the properties plus a fund layer that’s the greater of $500 per active fund or 5 basis points of AUM. Small managers pay the simple per-fund floor; larger managers pay the AUM rate — still a fraction of traditional fund administration (typically 10–15 bps). Most managers never need this tier at all.
